This is a high-energy, deal-driven role for someone who thrives on building relationships, working creatively on transactions, and operating with the urgency of a buy-side broker. You will work directly with landowners, developers, utilities, brokers, and local stakeholders to identify both on-market and off-market opportunities that fit Colovore's development criteria.</p> <p>This is not a passive role. You will be expected to generate your own deal flow, build your own regional network, and move fast when the right opportunity presents itself. If you have the instincts of a hunter, a feel for real estate and infrastructure, and the drive to build something from the ground up, this is the role for you.</p> <p><strong><span data-contrast="auto">Key Responsibilities</span></strong><span data-ccp-props="{" 134233117":false,"134233118":false,"335559738":0,"335559739":0}"=""> </span></p> <ul> <li>Identify and source land and power opportunities within your assigned regional territory through direct outreach, broker relationships, public filings, utility data, and creative off-market prospecting.</li> <li>Build and maintain a pipeline of active opportunities including sites with pending or approved interconnection applications, land options at risk, and landowners seeking a development partner or exit.</li> <li>Conduct initial site screening against Colovore's development criteria including power availability, substation proximity, transmission access, zoning, and site constraints.</li> <li>Develop relationships with landowners, developers, real estate brokers, utility representatives, local economic development agencies, and municipal planning offices.</li> <li>Maintain accurate and current deal tracking across your territory, reporting pipeline status, deal terms, and site assessment findings on a regular cadence.</li> <li>Represent Colovore at regional industry events, broker meetings, and community engagements to build brand presence and deal flow in your territory.</li> <li>Collaborate with Colovore's senior acquisition personnel to move qualified opportunities through the acquisition process efficiently.</li> </ul> <p><strong><span data-contrast="auto">Required Experience</span></strong><span data-ccp-props="{}"> </span></p> <ul> <li>1 to 4 years of experience in commercial real estate, land brokerage, site selection, economic development, energy development, or a closely related field. You find angles others miss and you do not wait for opportunities to come to you.</li> <li>Strong prospecting skills. You are comfortable picking up the phone, knocking on doors, and building relationships from scratch in a new territory.</li> <li>Ability to read and interpret basic real estate documents, utility interconnection applications, zoning maps, and site plans.</li> <li>Excellent communication and negotiation skills. You can represent Colovore credibly with landowners, brokers, utility officials, and local government.</li> <li>Comfort with ambiguity and a fast-moving environment.
